1. County recorder cash sales
Every property sale is public record. Your county recorder website lets you filter by transaction type. Filter to ALL CASH transactions (no mortgage recorded) in the last 12 months in your zip codes. The buyers are corporations and LLCs. These are your cash buyers.
Time per zip: 2-4 hours manual. Filter to LLCs and corporations only (skip individual buyers, they are usually one-off retail buyers, not flippers). Lookup each LLC name on your state business registry to find the contact name behind it.
2. Facebook real estate investor groups
Every metro has 5-10 active Facebook groups for real estate investors. Search "[city] real estate investors" or "[city] cash buyers". Join 10. Watch posts for 30 days. Anyone who posts "looking for [type] in [zip]" is a cash buyer. Save them.

The dispo timeline that closes deals in 7 days
- Hour 0: Seller signs PSA. You text 20 most-likely cash buyers from your list with the deal sheet (1-page PDF: hero photo, ARV, rehab, asking assignment fee, EMD requirement).
